Property Manager Residential Real Estate Greater Montreal Up to $70 +Bonus

Hays Property & Real Estate is proud to partner with a Quebec leading landlord, operator and developer of commercial, residential, and mixed-use real estate who are currently in search of a Residential Property Manager for a portfolio spanning the greater Montreal area.

Your new role
As Property Manager, you will be responsible for overseeing the daily activities and maintenance on several rental properties.
The PM will be required to be regularly on-site at various properties and will also be responsible for overseeing administrative tasks, assisting in building maintenance, ensuring ongoing communication with tenants, and providing pleasant and responsive customer service.
- Point of contact for tenants;
- Building positive relationships tenants;
- Investigating and resolving any complaints made by tenants;
- Analyzing problems that may arise and proposing the best solutions for the tenants and property owner;
- Overseeing the timely and successful completion of maintenance requests via the work order portal;
- Reporting any rule infractions, building upkeep, maintenance requirements, or tenant issues. This includes regular building inspections / walk throughs.
- Scheduled so not to be missed);
- Coordinating with contractors for repairs and facility maintenance;
- Inspecting apartments during move-in and move-out days using the appropriate check-lists;
- Scheduling turnovers and ensuring timely completion of work;
- Maintain organized and updated resident files in the CRM, using pre-determined uniform convention;
- Ensure tenant documents such as leases, proof of insurance, monthly rent are received and up to date in the CRM;
- Ensure all parking and storage spots are correctly assigned, documented, charged to clients, and regularly inspected. Also ensuring these spaces are moved-out as well during move-out process.
- Ensure all client files, assets and rentable items are up to date in the CRM;
- Collection of rent and NSF charges as needed;
- Prepare and organize all documentation for any rental board complaints;
- Point of contact during any emergency situations such as a fire, burst pipe, using the proper procedure in the emergency response plan.
What you need to succeed
As the successful candidate, you will have at least 2 years of experience in residential property management, and have excellent communication skills to effectively manage tenant requests, the ability to delegate responsibilities to subcontracts (maintenance, skilled trades etc), basic knowledge of building systems and construction, possess excellent customer service skills, are tech savy, and bilingual.
