Job Description

CPP Investments has an exciting opportunity with our Real Estate Valuations Group within Finance, a team with representation in Toronto, London and Hong Kong, and responsibility for developing an independent view of fair value for the $50 billion global real estate portfolio.

The valuations of our investments are the basis for key decisions made to manage the CPP Fund, including financial reporting, asset allocation, and risk management.

The Associate, Real Estate Valuations will be accountable for key financial reporting deliverables, developing meaningful insights and analysis supporting the global real estate quarterly valuation process, and reporting to key stakeholders across CPP Investments including the Valuation Committee, Board Committees and external auditors.

Additionally, as a trusted partner, you will be responsible for supporting quarterly valuations across multiple global markets and sectors, conducting market research, overseeing ad hoc valuation specific processes, and coordinating various projects for the team.

The role is in Toronto.

The ideal candidate has a keen interest in commercial real estate with education and work experience providing an understanding of real estate valuations and market fundamentals.

You have an acute understanding of portfolio level reporting and analytics gained through hands on experience utilizing Excel and / or Business Intelligence tools.

Role-Specific Accountabilities :

  • Lead the planning and execution of the quarterly financial reporting process deliverables to valuation leadership, internal and external stakeholders, ensuring accuracy and compliance with international standards
  • Develop insightful and meaningful real estate valuation analytics, identifying performance trends and correlations to enhance portfolio reporting through creative visual charts and tables
  • Stratify and analyze large data sets with a strong emphasis on interpreting and communicating data, identifying historical performance trends and correlations
  • Oversee quarterly valuations for an assigned portfolio, researching the market, challenging and testing assumptions at the asset level, identifying material valuation movements and drivers, with the ability to update Argus Enterprise models and defend findings to Valuations Group leadership
  • Improve and evolve the risk management process, developing solutions to identify gaps in controls
  • Research, analyze and integrate pertinent market surveys, activity, and commentary in relation to the global portfolio, succinctly communicating findings to the team in a timely manner
  • Coordinate and deliver internal and external audit requirements
  • Execute ad hoc valuation-specific requests, such as the debt valuation process ensuring accuracy of results and controls
  • Establish and foster effective working relationships within department and manage stakeholders across multiple CPP Investments’ global offices, partners, and functions
  • Mentor junior team members
  • Other duties and / or projects as required

Qualifications

  • Relevant undergraduate or advanced degree - Real Estate, Economics, Finance, or other related discipline
  • Other professional designation such as CFA, CPA an asset
  • AACI, or equivalent international professional accreditation, awarded or actively in progress
  • Minimum 5+ years of progressive commercial real estate experience across multiple asset classes ideally in a portfolio / asset management, research, or valuations, role with institutional environment exposure
  • Demonstrated experience in portfolio level reporting with highly advanced MS Suite (Excel, PowerPoint, Word) proficiency, financial modeling, and analytical skills
  • Familiarity with real estate valuation methodologies; experience with Argus Enterprise
  • Working experience with business intelligence tools ( Tableau); strong interest and comfort in the learning and application of new advancing technology
