Purpose of Position :
Manage Jazz leased properties, outside of Halifax, providing support to employees and stakeholders including nurturing the Air Canada relationship.
Key Responsibilities :
- Manage all Facility requests from internal and external stakeholders ensuring corporate and regulatory guidelines are met.
- Assist Jazz stakeholders with relocations along with base startups and closures by assessing and evaluating requests and providing project management resources such as design, layout, furnishings and fit up proficiency.
- Liaise with other corporate departments such as IT, Telecommunications, Environment, Health and Safety to ensure all needs are met.
- Engage engineers and / or consultants along with obtaining necessary building permits, Facility Alteration Permits (FAP’s) from Commercial Landlords or Airport Authorities.
- Manage all annual audits of equipment and space allocations as required by the Premises Lease Annexes attached to the Air Canada Master Lease Agreement (MLA).
- Responsible for the negotiation of all Airport Operating Agreements, Airport Leases and Licenses or Commercial Space contracts throughout Canada and the United States, along with managing the review, approval and execution of the agreements.
Liaise with Legal, Insurance (internal and external), Tax and Environmental to ensure all risks are mitigated.
- Prepare required AFCs to support Real Estate contracts.
- Prepare monthly rent report for delivery to the accounting department to effect lease payments.
- Provide effective leadership and direction to staff to achieve departmental objectives in concert with corporate objectives and policies.
- Develop and maintain Facility Procedures that can be utilized in a consistent manner across all bases yet identifying unique circumstances which require specific management.
- Perform duties in accordance with established policies and procedures while giving primary consideration to personal safety, and the safety of co-workers and customers.
- Other related duties as assigned.
Qualifications :
- Post Secondary Education (Degree / Diploma) or equivalent; specialized in Business, Finance, Property Leasing or Legal preferred.
- Preference will be given to those with Property or Project Management backgrounds.
- Minimum 7 year’s experience within a business management role with progressive responsibilities.
- Working knowledge of buildings, infrastructure, systems and applicable Federal / Provincial codes in addition to CCDC (Canadian Construction Documents Committee) Construction Contracts and Property Leases.
- Proficiency in Business and Project Management.
- Exceptional communication skills (verbal and written).
- Working knowledge of Microsoft Office products, AutoCAD.
- Planning, organization and decision-making skills.
- Strong negotiation skills with proven track record of successful deals and partnerships.
- Proven leadership skills.
