The role of the Senior Manager of Development (SMD) is to support the Western Canadian region for new restaurant openings, and renovations of the existing network.
This is a Fixed Term contract with duration of 12 months. Responsible to the Director of Development (Director), Western Canada, the primary functions of this role include identifying and evaluating sites, formulating site / growth recommendations, and negotiations on these sites.
As an extension of these primary functions, the SMD is responsible for preparing approval packages for selected sites presented to leadership, and supporting the Director as required from time to time.
Regular travel to various markets is required. This role is a key contributor to new opening growth for Tim Hortons.
Essential Responsibilities
Establish and maintain relationships with landlord community and market sources for current market information (rental rates, deal structures and competitive environment etc.
and opportunities across the region.
- Provide individual site and store network analysis (including sales forecasting), and associated recommendations / strategies to the Director.
- Brokerage team management.
- Negotiations directly with landlord community as well as through brokerage teams.
- Review Letters of Intent and Leases.
- General management / oversight of the development and renovation pipeline.
- Manage the administrative process behind restaurant site approvals, openings, and renovations, including :
- Site approval package creation;
- Project setup in Lucernex and SAP software :
- Management of the Franchise Disclosure Document (FDD) and Franchise License / Agreement (FA) process; and
- Management of new site opening documents.
Required Knowledge, Skills, and Abilities
- Extensive knowledge and real estate experience in the Western Canada Real Estate marketplace.
- Extensive firsthand negotiation experience in Western Canada.
- Strong offer and lease documentation skills.
- Strong oral and written communication skills
- Effective organization skills, with ability to multitask and prioritize to meet deadlines.
- Ability to interface and maintain excellent professional relationships with a variety of audiences. including brokerage teams, franchise partners, internal construction, real estate, and field operations teams, internal and external legal counsel and other departments within the brand.
Education and Experience
- Post-secondary education in Business or related field, or equivalent experience
- 7-10 years experience in real estate, (franchise development preferred).
- Experience in project management and construction is preferred.
