Our client requires a Commercial Real EstateParalegal to join their firm responsiblefor isting the real estate group in all aspects of its busypractice including drafting reviewing and yzing commercialcontracts of purchase and sale easements rights of way subdivisionsand strata plan filings conducting title / due diligence searches andall matters related to commercial real estate closings includingfinancing.
The typical salaryrange for this position is $80000 $90000annually ; the base pay offered is based onlocation and may vary depending on jobrelated knowledge ssexperience and internal and market equity.
PrimaryResponsibilities
- Administerfiles from start to finish.
- Prepare doents with respect to acquisitionsand sales of various types of commercial properties financing andland development matters including preparing all acquisition loanconstruction financing and deposit insurance securitydoents.
- Prepare anddiarize summaries of key transaction dates and conduct title andofftitle due diligence searches.
- Draft statutory right of ways covenants andeasements.
- Review andprocess purchase and sales agreements deposits andpayouts.
- Prepare allinternal doents relating to trusttransactions.
- Preparedischarge of mortgages and reporting discharge particulars topurchaser’s legal representative.
- Prepare and finalize reporting letters anddiarize key postclosings dates and tasks.
- Communicate with vendors purchasers financialinstitutions clients lawyers brokers andothers.
- Participatein client interviews engage in direct phone and emailcommunications with clients and others and attend to of doents byclients.
- Otheradministrative support as required in coordination with existingadministrative istants.
Qualifications
- A minimum ofthree years of paralegal experience covering all aspects ofcommercial real estate transactions.
- Experience with banking and lendingtransactions will be considered an et.
- Strong doent production ss and proficiency inMS Word Excel Adobe and in preparing Land Title electronicforms.
- Strongunderstanding of BC Land Title Office registration requirements andcapability with efiling including coordination of electronicmeets.
- Workingknowledge of various applicable databases i.e. BC Online LTSAmunicipal tax searches etc.
- Excellent communication ss including abilityto communicate in a professional mature and courteous manner in abusy fast paced practice.
- Excellent organizationalss.
- Ability to handlemultiple ignments without sacrificing quality or attention todetail.
- A team playerwho can work independently and takeinitiative.
- Familiarity with basic corporate andpartnership legal matters and basic familiarity with working withvarious municipalities throughout British Columbia would be anet.
