Technical Requirements Lead – Transit Architecture

We are seeking a Technical Requirements Lead with extensive experience in preparing and coordinating specifications for transit infrastructure projects.

The successful candidate will act as the primary liaison between the design team and the internal specifications team, ensuring alignment between design intent and construction documentation.

This role demands a deep understanding of architectural design, transit-specific regulations, and construction processes.

You will provide expert guidance throughout the design and construction phases, helping to ensure that projects meet all regulatory, code, and client requirements.

Role accountabilities :

  • Interpret architectural, engineering and interior design plans and prepare material lists and specifications to be used as standards by contractors related to building construction activities
  • Analyze plans and details or diagrams, observe and makes notes on materials to prepare specifications for construction activities
  • Write technical descriptions specifying material qualities and properties, utilizing knowledge of material standards, construction processes or manufacturing procedures
  • Coordinate progress and bid set printing orders and assuring that documents are ready for printing, signing, sealing and distribution
  • Collaborate with design teams to develop, review, and revise specifications for transit facilities, ensuring alignment with project goals and provincial standards
  • Serve as a key liaison between design teams, engineers, and internal specifications staff to ensure seamless communication and accurate integration of specifications into construction documents
  • Guide design teams on how technical details should be represented in construction documentation, ensuring compliance with industry standards and provincial codes, including the Ontario Building Code and AODA
  • Review and manage the quality control process for all project specifications, ensuring accuracy and completeness in line with regulatory and client expectations.

Conduct quality reviews of construction documents while researching and preparing specifications

Be aware of the products on the market, assisting in maintaining and developing the firm library of catalogues and other information for designers and architects to use.

Stay current on product development, new materials, code changes and industry trends

  • Support project managers, architects, and engineers during the design and construction phases, providing expert advice on materials, methods, and construction techniques suitable for transit infrastructure
  • Embed sustainability practices into project specifications and promote innovative approaches to designing transit facilities
  • Mentor junior staff and contribute to team growth and development by sharing best practices and technical expertise
  • Work with project teams to develop documents throughout project phases
  • Assist and mentor staff on technical issues for both project and specification related issues
  • Function as a technical resource.

Qualifications

Qualifications & Experience :

  • Bachelor’s degree in architecture, architectural engineering, or a related field.
  • Post-secondary diploma or certificate in Construction or Building Sciences may be considered alongside extensive relevant experience.
  • Minimum 10 years of experience in specifications writing or equivalent
  • Experience with complex building program or typologies is required, preferably with a focus on transit facilities (stations, maintenance facilities, and shelters)
  • Proven track record of working as a liaison between design and specifications teams
  • Experience with aviation architecture will be considered an asset
  • Extensive knowledge of building codes, industry standards, structures and materials standards
  • CSI or CSC Certified Construction Specifier (CCS) or equivalent
  • LEED® Accreditation or experience with sustainable design practices in Canada is an asset.
  • Active Member of Construction Specifications Canada (CSC) preferred
  • RSW certification are a plus
  • Strong knowledge of the Ontario Building Code, AODA, OSHA, NFPA and other transit-specific standards
  • Proficiency in specification writing software such as NMS, MasterSpec, or SpecLink
  • Excellent verbal and written communication skills, with an ability to collaborate effectively with multidisciplinary teams
  • High attention to detail and a commitment to ensuring the accuracy and quality of specifications
  • Self-starter in terms of research and follow-through
  • Experience with design-build or alternative delivery methods in Ontario
  • Familiarity with BIM software and its integration with specifications.
