A Facilities Mechanic is responsible for maintaining, repairing, and ensuring the proper functioning of all mechanical systems and equipment within a building or facility.
This role covers a wide range of tasks, from HVAC systems to plumbing, electrical systems, and general building maintenance.
The Facilities Mechanic plays a key role in keeping facilities running smoothly, efficiently, and safely, ensuring minimal downtime and compliance with safety and environmental standards.
Key Responsibilities :
HVAC System Maintenance :
Inspect, maintain, and repair heating, ventilation, and air conditioning (HVAC) systems to ensure they operate efficiently.
Perform routine system checks, replace filters, calibrate thermostats, and clean air ducts.
Troubleshoot and repair HVAC components such as compressors, coils, fans, and motors.
Ensure compliance with HVAC system codes and regulations.
Plumbing Maintenance and Repair :
Maintain and repair plumbing systems, including pipes, valves, faucets, and toilets.
Respond to plumbing emergencies, such as leaks, clogs, and water pressure issues.
Inspect plumbing systems to identify potential issues and perform preventative maintenance.
Install new plumbing fixtures and equipment when necessary.
Electrical Systems :
Perform routine inspections and maintenance of electrical systems, including lighting, circuit breakers, and wiring.
Troubleshoot electrical issues, replace faulty components, and make necessary repairs.
Assist in the installation of new electrical equipment or upgrades as needed.
Ensure electrical safety and compliance with local building codes.
General Building Maintenance :
Conduct regular inspections of building infrastructure, including walls, ceilings, flooring, and windows, to identify maintenance needs.
Repair or replace broken doors, windows, locks, and other building components.
Maintain and repair elevators, escalators, and other facility systems as needed.
Paint, patch, or restore building surfaces as required.
Equipment Maintenance :
Maintain and repair mechanical systems, including pumps, motors, generators, and other facility-related equipment.
Ensure proper calibration, lubrication, and functioning of all mechanical systems.
Perform routine maintenance checks on all facility-related machinery.
Preventative Maintenance :
Develop and follow a preventative maintenance schedule to avoid unexpected breakdowns or failures.
Keep detailed records of inspections, maintenance tasks, and repairs performed on all systems and equipment.
Monitor inventory of maintenance supplies and order parts as needed.
Emergency Response :
Respond promptly to facility-related emergencies, such as power outages, equipment failures, water leaks, and system malfunctions.
Take immediate corrective action to minimize downtime and ensure the safety of the facility’s occupants.
Safety and Compliance :
Adhere to all safety protocols and ensure that mechanical systems are operating in compliance with local, state, and federal regulations.
Report safety hazards, unsafe conditions, or non-compliance issues to management.
Maintain knowledge of industry standards and best practices in facility maintenance.
Collaboration and Reporting :
Work closely with facility managers, other maintenance staff, contractors, and vendors to coordinate repairs and maintenance tasks.
Communicate effectively with team members and supervisors regarding the status of repairs, work schedules, and inventory needs.
Prepare and submit reports on maintenance activities, costs, and any potential issues.
Skills and Qualifications :
Experience : Proven experience as a facilities mechanic, maintenance technician, or in a similar role, with a focus on mechanical systems, plumbing, and electrical maintenance.
Technical Knowledge : Strong understanding of HVAC systems, plumbing, electrical systems, and general building maintenance.
Problem-Solving : Ability to diagnose issues with mechanical systems and equipment quickly and accurately.
Safety Awareness : Knowledge of safety standards, including OSHA regulations, and commitment to maintaining a safe working environment.
Physical Stamina : Ability to lift heavy equipment, work in confined spaces, and perform physical tasks such as climbing ladders, bending, and standing for extended periods.
Attention to Detail : Strong focus on the quality and precision of work, ensuring all systems and equipment are fully operational.
Time Management : Ability to prioritize tasks effectively and manage multiple maintenance requests.
Communication : Strong verbal and written communication skills, with the ability to report issues and collaborate with team members and management.
Preferred Qualifications :
High school diploma or equivalent (some positions may require technical certification or vocational training).
Certification in HVAC, electrical work, plumbing, or other relevant fields.
Experience working with computerized maintenance management systems (CMMS) for tracking maintenance tasks and inventory.
Knowledge of energy-efficient systems and sustainability practices in facility management.
Working Conditions :
The role involves working in a variety of environments, including office buildings, hospitals, schools, factories, or industrial facilities.
Work may be performed in confined spaces, elevated areas, or in situations requiring the use of ladders, scaffolding, or other safety equipment.
This position may require on-call availability or weekend / evening hours for emergency repairs.
Some tasks may involve exposure to hazardous materials or situations (e.g., electrical work or working with chemicals).
Physical Requirements :
Ability to lift up to 50 pounds or more.
Ability to stand, walk, bend, kneel, and work in physically demanding environments.
Ability to work in varying temperature conditions (indoor / outdoor).
