About QuadReal MEIT (Mechanical, Electrical & Information Technology)
QuadReal is innovating the way that developers manage complex technical scopes through the creation of a specialized in-house MEIT Team.
The team is comprised of a group of subject matter experts, responsible for all MEIT scopes, as well as technologies such as audio visual, CCTV, access control, IoT sensors, smart building applications, along with all the sub-systems under the typical mechanical and electrical scope umbrella.
The team delivers targeted focus and disciplined expertise to enhance QuadReal’s ability to design, procure, execute, commission, and operationalize the various technical systems.
The MEIT Team works together with the QuadReal development teams and other project stakeholders to ensure that QuadReal’s objectives are met through from the design through to project delivery.
Reporting to the Digital Buildings group, the MEIT will contribute to the goal of creating the most intelligent built-environments in the world enhancing the value of the buildings, driving resilient financial returns, and providing a differentiated experience for all who visit, work, shop, and live in QuadReal spaces.
The expected annualized base salary range for this role is $130,000-145,000.
The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.

Role Description
The Project Manager, Electrical is a key role in driving the design, procurement, and execution of the electrical scopes throughout the QuadReal development portfolio.
The PM will be directly responsible for providing technical leadership, and for the successful delivery of the electrical scopes (including HV / LV services, distribution infrastructure & systems, power generation, lighting, fire alarm, etc.
in all built environments, while ensuring cross discipline coordination.
The role includes responsibility for managing system design, costing, procurement, construction, testing, commissioning, operational implementation, post-construction warranties, and ensuring that the project goals and objectives are met or exceeded.
The Electrical PM will be involved early in the project lifecycle to gain and understanding of the project objectives, and then involved with consultant RFPs and selection, working closely with selected consultants through the design stages.
QuadReal’s MEIT team will steer the design with our own QuadReal divisional specifications and guidelines to ensure projects are designed per our standards & requirements.
The team is involved throughout the tender processes, vetting and level setting submissions, and be responsible for subcontractor selection.
Finally leading into construction, the MEIT team manages issue resolution, and reviews shop drawings, changes, RFIs, etc.
to ensure that the project’s budgets and schedules are maintained.
The PM will cohesively work with QuadReal’s project development, leasing, operations, and joint venture ownership stakeholders across all asset classes within the development pipeline (retail, rental / condo residential, office, industrial, etc.
The role will include managing various partners involved in MEIT works such as architects, consultants, general contractors, master system integrators, sub-contractors, vendors, and product manufacturers.
Key Roles and Responsibilities
- Work with all project stakeholders to realize the successful design, procurement, construction, and commissioning of the electrical systems on QuadReal development projects achieving results at, or ahead, of budget & schedule goals, and always acting in the best interest of QuadReal, of its clients, and with a fiduciary mindset.
- Lead the electrical designs, through consultant selection, and ongoing design coordination through the various stages of design development and through to IFC.
- Work alongside stakeholders such as general contractors to ensure a tied to the hip mentality though subcontractor tendering processes.
Review submissions and raw data, to ensure selections are unbiased and in the best interest of QuadReal.
- Work on early procurement strategies with manufacturers and suppliers, for materials / equipment to be assigned to contractors.
- Manage ongoing construction activities, perform site reviews, review changes, RFIs, submittals, etc.
- Manage multiple projects at different stages of the project life cycle, staying organized and hitting commitment dates.
- Using subject matter expertise, ensure timely issue resolution to support project schedules.
- Develop and maintain strong working relationships and professional communication with general contractors, construction managers, consultants, MEIT sub-trades, and other vendors.
- Be actively involved in review, analysis, and management of; GMP and / or Fixed Price contracts with general contractors (and associated trades), various cash allowances, adherence to scope, exclusions, qualifications, etc.
to ensure cost certainty, and to align with budget and schedule.
- Create relevant agendas, lead project coordination calls & vendor workshops, participate in various reoccurring meetings, and lead ad-hoc meetings as required (virtual and on-site) - conducting site-walks as needed.
- Meet with QuadReal leadership teams regularly to present design & budget updates, contract status, construction progress, and cost monitoring & tracking reports setting clear expectations and ensuring that deliverables are met.
- Continuously identify value engineering opportunities and innovative solutions to meet or beat budgets and schedule requirements while not compromising the desired project outcomes.
- Review, analyze, and manage design changes / contract change orders and agreement amendments (and other procurement requirements as needed), in accordance with internal MEIT processes and workflows, aligned with the change process on the overall project.
- Adhere to and support the relevant document management practices (drawings, contracts, correspondences, change documentation, etc.).
- Maintain active involvement in the process of contractors & consultants' monthly billings and payments tracking / approvals.
- Close out the projects in a timely manner with successful completion of testing and commissioning, warranties, deficiencies rectification, and obtaining operations & maintenance documentation along with extra materials for turnover to Property Management.
- Other duties as required and assigned from time to time.
Related Experience and Qualifications
- Minimum 7 years of electrical system project management and electrical design experience on large-scale, complex, multi-phased, fast-track projects.
- Additional experience with mechanical, controls, ICT, and other building systems would be considered a strong asset.
- In-depth electrical construction experience with a proven track record of successfully delivering high-quality mixed-use projects from inception to completion on time and within budget.
- Strong understanding of MEIT & controls; design process & optimization, trade procurement strategies, construction management, integration, and testing & commissioning requirements
- Ability to evaluate change pricing with market knowledge on material pricing and labor estimates.
- In-depth knowledge of electrical building design and the ability to work closely with (and challenge) consultants through all stages of design.
- Established relationships and network within the industry, including suppliers, manufacturers, authorities having jurisdiction, design consultants and engineers to facilitate successful execution of the project.
- Knowledge of local building codes and by-laws, sustainability principles, and real-estate development & construction processes.
- Field experience working in construction, consulting, or sub-trade firms an asset.
- PMP, GSC or other management and engineering related certifications, diplomas, and / or degrees an asset.
- Experience in design-assist, design-build or P3 projects is an asset.
- Experience working on large real-estate development projects, with multiple stakeholders is an asset.
