Position Summary

The continued growth of the business has led to the need for an additional Asset Manager to join Nicola Wealth Real Estate’s dynamic and growing team.

Reporting to the Vice President, Asset Management, the Asset Manager will have a chance to manage a diverse portfolio of properties in an organization that blends the advantages of a well capitalized investor group with those of a smaller, more entrepreneurial and agile organization.

As part of our Real Estate team in Ontario, the successful candidate will have the chance to truly impact the business and also see the impact of their work.

The Candidate

The ideal candidate will bring a proven track record in the real estate industry having worked in leading progressive organizations in asset management, property management, appraisal, brokerage or leasing roles.

Strong analytical, financial and negotiation skills will be required as will the ability to bring innovative, resourceful and creative ideas on how to best maximize value.

This role is located in our Toronto office and travel throughout Ontario will be required.

As an Asset Manager, your main responsibilities will involve :

  • The operational and financial performance of an assigned portfolio with a focus on income growth and creative strategies for value enhancement.
  • Developing and executing strategic annual business plans, including performance forecasts.
  • Maximizing the total return of each asset through the analysis of property efficiencies and identifying opportunities for improved performance.
  • Developing and implementing asset repositioning strategies.
  • Directing and working closely with third-party property managers in the development of annual operating budgets including capital investment programs, and the day-to-day execution and oversight of same.
  • Monitoring assigned assets, including detailed review of monthly financial reports from property managers. Guiding property managers regarding operational issues, including tenant relations, capital expenditures, collections and bad debts.
  • Working with our in-house leasing team on marketing and leasing strategies. Providing lease administration support and negotiating lease renewals, as required.
  • Undertaking detailed review of third party appraisals.
  • Undertaking property site inspections and reviews.
  • Ensuring the integrity, accuracy, consistency and completeness of third-party reporting (including financial statements, capital plans and amortization schedules, tenant recovery schedules, etc.).
  • Monitoring stages of development and construction. Assist with development reporting and oversight as required.
  • Help manage relationships across the assigned portfolio. Communication with internal and external stakeholders including property managers, partners, tenants and brokerage community.
  • Self motivated with the ability to meet tight deadlines under minimal supervision.
  • Staying abreast of industry trends. Understand market dynamics and competitive positioning of assigned properties.

As an Asset Manager, your skills and qualifications will include :

  • 5-10 years of experience in the commercial real estate industry with exposure to a combination of industrial, office, retail and multifamily properties in a fiduciary capacity.
  • Completion of Bachelor’s degree or College Diploma.
  • Development experience is considered an asset.
  • Strong software applications skills (MS Word, Excel, PowerPoint and Argus); experience with SharePoint and Yardi a plus.
  • Ability to work independently in an active and highly dynamic environment. Comfortable making decisions and providing recommendations.
  • Collaborative with capability to influence across multiple organizational levels, peers, executives and partners.
  • Essential to be fluent in English, both written and spoken.
  • Detail oriented with ability to see big picture. Excellent financial and analytical capabilities.
  • Advanced understanding of real estate valuation methods.
  • Understanding of construction fundamentals and project management is an asset.
  • Some travel is required. Must have a valid drivers license and access to a vehicle.
  • Nexus card is an asset.
  • Legally eligible to work in Canada for any employer.
