Westcorp wishes to hire a licensed Condominium Property Manager for the residential division. This will be a temporary contract to cover maternity leave.

The successful candidate will provide comprehensive operational management services in accordance with the Westcorp vision, project controls, and approved business plans.

They will be responsible for the supervision and administration of all the day-to-day services and strategies for the London at Heritage property in Calgary, which is comprised of 716 condominium units in two high-rise towers, as well as a large parkade and commercial / retail component.

This role would oversee administration, concierge, building maintenance and operations, customer experience, stakeholder relations, budget control and capital project management for this uniquely busy, high-energy property.

Candidates should have broad real estate property management experience, preferably in a reasonably sophisticated environment.

This hands-on role is for an individual who thinks strategically and creatively and can exercise good judgment to identify and evaluate value-creation opportunities.

It will be vital to have strong leadership skills and flourish in a team-based culture overseeing five (5) team members.

This person must have excellent client relationship-building skills with a strong focus on exemplary customer service.

Primary Key Responsibilities :

  • Ensure the property is well maintained and managed in accordance with approved budgets.
  • Oversee day-to-day operations and maintenance and emergency remediation / restoration situations.
  • Risk management and insurance claim administration.
  • Practice excellent owner and resident relations and work with the site team to ensure concerns and complaints are dealt with quickly and professionally.
  • Manage operations, including property expenditures, accounts payable, and accounts receivable, including diligently overseeing arrears' collection.
  • Professionally work with contractors and vendors to ensure the maintenance and scheduled tasks are completed on time.
  • Negotiate site contracts and oversee the performance of work performed.
  • Attendance at regular condominium corporations' bi-monthly board meetings held during business hours.
  • Oversee administration of documents provided on sales of condo units.
  • Assist the Sr. Commercial Property Manager in overseeing the operations for the Heritage commercial property and parkade.
  • Review and report on variances and complete monthly financial / property reports for ownership groups.
  • Ensure compliance with the Condominium Act in all procedures.
  • Execute all work safely and professionally and comply with Occupational Health and Safety Legislation guidelines.
  • Ensure local, provincial, & federal laws and regulations are being observed in the community.
  • Ensure comprehension and compliance with all Westcorp Playbook policies.

  • Perform other duties as assigned by the Director of Property Management, Residential.

Required Skills and Abilities :

  • A RECA license in Condominium Management is a requirement
  • A minimum of four years in Condominium Management is required
  • At least three years managing a high-rise property, as well as a team of 5 or more team members, is required
  • Must possess highly proficient accounting knowledge (AP, AR, resident ledgers, financial reports)
  • Having proficient knowledge of the Condominium Act is required
  • Will be highly proficient in English written and verbal communication abilities
  • Must be highly proficient in a variety of computer software packages. We utilize Microsoft Office (Excel, Word, Outlook) w / TEAMS, Yardi (CondoCafe, Payscan), Angus and SharePoint (pre-offer computer skills test will be required)
  • Must have the flexibility and be available to work the hours that can be irregular, as required by the business needs
  • Analytical mindset with the ability to identify and resolve issues promptly
  • Excellent organizational, time-management, interpersonal and analytical skills are required
  • Must be results-oriented and able to work in a multi-functional team environment
  • Show amazing attention to detail, work accurately and with completeness
  • A high degree of professionalism and dedication to all stakeholders
  • Appearance must be neat, clean and polished
  • Must have own vehicle and valid driver's license
  • A security clearance is required upon offer of employment
