About the Role
The Director, Real Estate & Leasing is accountable for building and maintaining a national real estate pipeline designed to drive aggressive new restaurant growth for Subway Canada.
This role will also be responsible for all ongoing landlord relationships, lease negotiations and renewals. The successful candidate will implement process improvement initiatives within the Real Estate and Leasing department to improve efficiency and drive results.
Responsibilities include but are not limited to :
Real Estate
- Lead the Real Estate team to drive the new restaurant pipeline by identifying new real estate opportunities for the Company across Canada.
- Lead net new store growth with responsibility for market plan, new site identification, real estate business term negotiation, new store opening and closing store process in Canada.
- Works with Market Planning to ensures new sites and relocation options are aligned to Subway Canada’s Market Plan.
- Prepare and provide accurate tracking, reporting, forecasting and risk assessment of new store pipeline and relocations within Canada.
- Lead and mentor the Real Estate team.
- Build and foster strong relationships with Single Unit and Multi Unit Operator Franchisees who are qualified to grow to influence and support their & Subway’s development goals.
- Work closely with Field Operations team to develop strategic development plans for Canada to drive aggressive restaurant development.
- Prepare and deliver Site Approval Packages to gain alignment for proposed new restaurants during Monthly Development Review meetings.
- Implements process improvement initiatives within the Real Estate department to drive efficiencies.
- Provide fact based Annual Operating Plan input for new stores / relocations working with Canadian Leadership Team, Franchising and Field Operations team.
Leasing
- Lead the lease renewal process, including landlord relations, renewal negotiations, franchisee involvement and documentation.
- Lead and mentor the Leasing Team.
- Oversight on recommended approvals for Canadian leasing.
- Implements process improvement initiatives within the Leasing teams.
- Perform market research for accurate lease renewal discussions utilizing existing tools, site visits, and other in market analysis.
General
- Manage and oversees large landlord and institutional landlord relationships.
- Establish deep relationships with relevant landlords, brokers, and landowners in assigned region.
- Provide necessary direction and support in area of zoning, variances and other technical real estate & leasing development issues.
- Represent Subway in industry settings such as local / regional / national ICSC events.

Qualifications :
- Bachelor’s degree in real estate, Business, or related field required.
- 15+ years of experience in a similar role or industry and in a professional office environment.
- Proven experience in Real Estate, with 10 years’ experience in lease negotiations, corporate new site development, asset management, and property management, etc.
- 3-5 years of supervisory experience, with a successful track record of at least 5 years managing others.
- Ability to manage relations with big landlords and grow the Company portfolio.
- Prior experience in lease administration, inclusive of lease renewals, expirations, store closures and store relocations.
- Legal training in contracts / leases.
- Strategic planning and new site selection experience is plus.
- Strong financial acumen.
- Strong interpersonal skills with an ability to collaborate and communicate with diverse stakeholders.
- Construction understanding is a plus.
- Strong leadership and team management skills
- Intermediate to advanced skills in Microsoft excel and / or database management.
- Bilingual in French and English a plus.
- Travel Requirement : 25%
