Our client is a busy law firmspecializing in commercial real estate and they are seeking anexperienced Intermediate to Senior Commercial Real Estate Paralegalto join their dynamic team.
This role is integral to the managementand organization of m residential development closings and othercommercial real estate transactions.
The position is based in theSurrey office providing essential support to both the Surrey andVancouver locations.
KeyResponsibilities :
- Organize and manage m residential developmentclosings including maintaining trust balances for deposits creatingExcel datasheets preparing developer information packages andcollecting and managing closing doents for each stratalot.
- Prepare anddraft all legal doents correspondence and accounts required for thecompletion of real estate transactions including reviewing purchaseand sale contracts.
- Liaise with clients financial institutionscounsel and other external parties asneeded.
- Monitorcritical dates and prepare closing agendas and / or compilechecklists.
- Conductand review offtitle due diligence searches titles plans and namesearches.
- Draftcomprehensive reporting letters to clients on all title and duediligence matters.
- Review tenancy agreements service contractsmortgages and other doents to be umed onclosing.
- Drafttransactional purchase and sale doents including Form A Transfersbeneficial transfers bare trust doents notices and directionsdirectors' and shareholders' resolutions propertytransfer tax returns and ignmentagreements.
- Draftcomplex statements of adjustments after reviewing property taxnotices rent rolls lease agreements financial statements andservice contracts.
- Draft all correspondence on file includingundertakings and communicate with clients property managerssurveyors realtors municipal offices land title staff agents andlawyers.
- Liaise withlender's lawyers review commitment letters andpreconditions to funding and arrange for and follow up on thedelivery of required doents.
- Attend to electronic filing of transactiondoents in the land title office dealing with agents and arrangingmeetings with other lawyers.
- Manage closing transactions including thereceipt or payout of funds clearing title postclosing followup anddrafting final reporting letters and closing doentbooks.
- Handle allrelated reporting and billing.
- Perform other duties asrequired.
JobRequirements :
- 57 years of experience as a real estateparalegal with a focus on land development.
- Strong ability to prioritize and handle ahigh volume of work in a fastpacedenvironment.
- Abilityto run files from start to finishindependently.
- Strongcomputer ss with proficiency in relevantsoftware.
- Exceptionalattention to detail and organizational ss.
- Strong oral and written communicationabilities.
