Our client is a small and successful organization that has been building high quality homes in the Lower Mainland for several decades. They have several major projects under development in Vancouver and have sold out high-profile residential projects around Greater Vancouver. The company has a tight-knit, friendly, and collaborative work culture and they are seeking a self-motivated, resourceful, and organized Property Accountant to add to their team’s success.

Located in a great location in Vancouver, close to Granville Island . Employee parking available if needed, plus it’s easily accessible by bus or bike. This company has a beautiful work environment that feels more like an elegant home than a typical office.
What- the Role :
The new Property Accountant will perform a variety of accounting duties, primarily focused on property accounting, accounts receivable, accounts payable, rent processing, bank deposits and month-end reporting duties for 3 buildings (300+ tenants, primarily residential units, a few commercial). The system the company is using is the latest version of Yardi Breeze . This is a great opportunity to learn new skills and build up additional experience with a well-established Vancouver real estate company. The Property Accountant will collaborate with other accountants (in project accounting, development accounting), will get to interact closely with the VP Finance, and will liaise with internal property managers.
Here are a few of the responsibilities-
- Participates as a member of the Accounting team, works directly with the Accounting team and collegially with the Property Management, Leasing, Development, Sales & Marketing, and Customer Experience teams.
- Supports the ongoing optimization and automation of Yardi Breeze.
- Handles full-cycle accounting for a portfolio of properties in an efficient and accurate manner within the assigned deadlines.
- Responsible for the portfolio’s monthly and annual reporting cycle, including expense and revenue accruals, capital amortization, monthly deadlines, year end and budget processes, GST reconciliation, banking, cash flow and cash disbursements.
- Processes leasing and recoveries, including lease review, interpretation and application of relevant clauses, straight line rent, and operating cost recoveries.
- Reviews monthly bank reconciliations.
- Reviews summary of Accounts Receivable amounts monthly and ensures that reports reconcile to the general ledger.
- Prepares yearly CAM (Common Area Maintenance) reconciliations.
- Reviews intercompany schedules (intercompany loan, intercompany reconciliations, settlement of intercompany loans / advances).
- Reconciling expenses, preparing statements for audit, variance analysis, shortfall analysis and interim billings.
- Represents the company appropriately in communications with suppliers, tenants, bankers, project advisors, and professional service advisors.

Qualified candidates will have excellent communication skills and will enjoy working collaboratively on a team and will pride themselves on a high attention to detail and high quality work. The Property Accountant will be interacting internally with colleagues in all departments (sales, marketing, property management, development, acquisitions, etc.) as well as with external stakeholders.
How Much :
Base salary commensurate with depth and breadth of relevant experience and education- because our client is open to a range of experience levels, the salary range is also quite wide at $50,000 to $75,000.
