What- the Role :
On behalf of our client, SWIM is seeking a new Financial Analyst or Senior Financial Analyst (title depends on years of experience and depth of skills and there may be even be opportunity for Manager-level title).
There is good opportunity for career growth with this company based on performance, with past team members sometimes achieving a promotion within 1.
5 to 2 years. There are well over 30 people on the company’s overall Accounting & Finance team (in various areas- corporate accounting, property accounting, investment analysis, AP, AR, etc).
FP&A responsibilities in this role are diverse and include forecasting, budgeting, cash flow analysis, scenario analysis , SWOT analysis, and financial modeling.
Additionally, the FA / Sr FA will contribute to consolidated financial statement preparation and review (under ASPE), support month-end & quarter-end close, process improvement projects, scheduled and ad hoc management reporting, variance analysis, and other finance-related projects.
This role is estimated to be over 70% analytical and forward-looking in nature.
The Real Estate Development Analysis team is very tightknit- they have each other’s back, support each other, and celebrate wins together.
The new Development Analyst will be someone who enjoys problem-solving, has excellent communication skills, and is looking to learn lots and steadily develop their accounting career.

Who- the Candidate :
Qualified candidates will enjoy working on a collaborative team in a dynamic and results-oriented environment. The new Financial Analyst will have the ability to work both independently and as part of a team, while demonstrating a positive and enthusiastic attitude.
- Work Experience
- At least 4 years of progressive and relevant work experience (again, title is tied to years of experience. Next step after Senior Analyst would be a promotion to Manager).
- At least 2 years in complex financial analysis, including scenario analysis, budgeting, and forecasting.
- Foundational experience in corporate accounting (i.e. 1 to 3 years), including experience with financial reporting (ASPE) and internal controls
- Experience working for a complex multi-entity organization .
- Industry Exposure
- Experience in a real estate development company , working on large-scale and long-term projects (2-5 year timelines, $100M to $1B budgets).
- Education
- CPA designation is highly preferred. If not designated, then actively pursuing designation.
- Relevant post-secondary education such as a Bachelor of Commerce, Bachelor of Business Administration, Diploma in Accounting, etc, is required.
- CFA or MBA-Finance is a significant asset, not required.
- Systems
- Proficiency in Excel including financial modeling skills .
- Experience using Yardi (financial system used by many real estate companies in Vancouver) is a significant asset, but not at all required.
- Experience using budgeting & forecasting software such as Argus is an asset
- Soft Skills
- Excellent communication skills - both verbal and written.
- Collaborative team player
- Fantastic relationship building abilities, across all departments
- Efficient, organized, and detail-oriented; able to manage the workload of multiple projects and deadlines.
