EY’s SaT Real Estate is one of the largest integrated real estate practices in Canada, providing strategy, valuation and transaction services to real estate owners, developers, investors, lenders and users.

We offer a diverse service offering that includes the following :

  • Strategic Advisory Services We help clients to achieve their potential from development to disposition of assets and all steps in between, including oversight, governance, highest and best use and portfolio rationalization.
  • Valuation Advisory Services Our team has been involved with some of the largest and most challenging real estate valuations for the purposes of disposition, purchase price allocation of multi-billion dollar transactions, shareholder disputes, butterfly transactions, litigation and restructuring.
  • Transaction Advisory Services We provide an integrated service offering that supports the client through every step of the transaction process from strategy development through to transaction execution and closing.

Your key responsibilities :

As an Associate / Senior Associate, you will have the opportunity to work and become a leader within our SaT Real Estate specialty practice.

You will have an integral role that involves working closely with other members of the rapidly growing national team to execute a variety of real estate mandates.

  • Market Analysis : Leading the synthesis of real estate market trends and emerging insights, overseeing the collection and analysis of demographic and socio-economic indicators, and ensuring the maintenance of competitive market data to drive valuations, appraisals, competitive and industry analyses, and negotiation strategies.
  • Data Compilation and Analysis : Lead the compiling and analyzing relevant company and industry information from a wide array of sources.

Define market supply and demand and develop conclusions and recommendations on residential product profiling and positioning.

  • Valuation Expertise : Conduct comprehensive valuations of various real estate developments, assets and portfolios, supporting diverse engagements including core valuations / appraisals, transactions, litigation and due diligence.
  • Market Monitoring : Taking the lead in continuously reviewing trends in the Canadian real estate market, providing timely insights to inform strategic decision-making.
  • Capital Source and Financing : Utilize your understanding of capital markets and financing structure to support strategic initiatives.

Identify potential sources of capital and assist in accessing financing to support real estate projects and transactions.

  • Strategic Planning : Taking charge of contributing to the development of real estate strategies and portfolio plans for our diverse clientele across the public and private sectors.
  • Financial Modeling : Spearheading the creation and maintenance of robust financial models such as development pro forma and project feasibility and market opportunity assessments.
  • Presentation and Client Deliverables : Take an active role in the preparation and delivery of internal and external presentations to effectively communicate findings and recommendations.
  • Business Development : Contributing to business development and marketing initiatives nationwide to expand our client base and market presence, including the preparation of proposals, pitches and other pre-engagement activities.

We are interested in candidates who have :

  • Experience : 5 to 8 years of relevant real estate experience ( in a development, investment, valuations, brokerage or advisory capacity).
  • Educational Background : Undergraduate degree, preferably in real estate, finance, or accounting.
  • Analytical & Data Interpretation Skills : Demonstrated strong analytical skills coupled with the ability to collect, interpret, and analyze data effectively.

Proficient in critical thinking and business writing.

  • Technical Skills : Working knowledge of Argus, CoStar and Altus databases, strong proficiency in Excel, and advanced financial modeling capabilities.
  • Coaching : Experience in coaching junior team members and provide mentorship to foster their professional growth and development.
  • Communication Skills : Effective written and oral communication skills to convey complex insights clearly and persuasively.

Proven track record of interfacing with client management and executives, fostering strong rapport and understanding.

  • Proposal writing and client delivery : Experience in formulating proposals and facilitating client meetings and discussions.
  • Project Management : Strong project management and multitasking abilities to manage diverse valuation projects simultaneously.

Ability to systematically handle a heavy workload and consistently meet stringent deadlines.

  • Detail oriented : Exhibiting meticulous attention to detail, ensuring a comprehensive understanding of assignments and the relevance of research conducted.
  • Deadline driven readiness to periodically work irregular or extended hours, as necessary to fulfill deliverable deadlines.
  • Team Player : Ability to thrive in a dynamic, fast-paced team environment, collaborating effectively to achieve common goals.

The successful candidate for this position will have strong written and verbal communication / presentation skills, superior analytical skills, demonstrated project and / or people management skills and have been recognized for their participatory attitude and high levels of creative energy and enthusiasm.
