Position Description :
The Leasing Manager is responsible for the leasing activities and leasing related administration of a portfolio of medical outpatient properties with some commercial offices. This role involves developing and executing leasing and marketing strategies, managing tenant relationships, collaborating with internal teams to maximize occupancy and revenue, and working closely with Property Managers. The ideal candidate will have experience in commercial real estate, strong negotiation skills, creative marketing talent, and an understanding of the healthcare real estate market.
Key Responsibilities :
- Responsible for negotiating lease terms, creation, review and approval of proposals, offers to lease, lease agreements and other documentation relating to incoming and existing tenancies prepared by Documentation Services.
- Conduct financial analyses, including lease valuations, rent rolls, and pro forma projections, to assess the impact of leasing decisions.
- Prepare fulsome analysis of the deal, including financial and non-financial metrics, market research, strategy, and various deal structuring options to be presented to senior leadership for approval.
- Evaluate the financial viability of lease structures and terms to ensure alignment with investment goals.
- Cultivate and maintain strong relationships with existing and prospective tenants.
- Build relationships with brokers, healthcare providers, and industry stakeholders.
- Research and analyze market trends, competitive properties, potential developments and tenant demand for given portfolio on regular basis to identify risks and opportunities.
- Monitor and report on leasing activity, vacancy rates, and market conditions.
- Engage in proactive lease management by reviewing lease expiries well in advance to ensure high occupancy and maximum value capture.
- Collaborate with property management and asset management teams to ensure tenant satisfaction and retention.
- Assist in budgeting and forecasting rental income for assigned properties.
- Ensure all leasing activities comply with company policies, local regulations, and REIT guidelines.
- Be involved in providing strategic ideation for the assigned portfolio.
Knowledge, Skills and Experience Required :
Minimum 3-7 years of experience in negotiating and leasing commercial properties as broker or landlord representative. Must have extensive knowledge of real estate leasing dynamics and provide inputs for preparation of leasing documents including leases, sublease agreements, indemnity agreements and consent forms.Must have strong analytical skills and understanding of how various lease metrics impact on asset valuation.Must have university degree or equivalent work experience.Proficiency with Word, Excel, and PowerPoint.Must possess strong communication skills, both written and oral in English and French.Possess excellent business development, sales, negotiating, presentation and organizational skills. Must demonstrate an ability to create unique, compelling leasing / marketing strategies for portfolios of diverse assets.Possess an ability to assess and provide opportunities to improve all processes relevant to the leasing and marketing efforts.Must be able to set and manage competing priorities and assure that deadlines are met.Is a compelling driver and example of a culture of high performance and leasing excellence.
