TEP Engineering Canada ULC is seeking a full-time employee for a Senior Site Acquisition Specialist, based in Montreal, Quebec or the vicinity of our TEP Waterloo Office or GTA, Ontario. Job Description Perform site acquisition, zoning, and leasing coordination for new cell site builds and site mods, EV Charger infrastructure deployments. Work with vendors and partners to undertake site acquisition activities. Prepare candidate information reports relating to leasing, permitting, and land use viability. Coordinate preparation of leases and other real estate agreements. Monitor progress of applications and facilitate jurisdictional requests for additional information as a result of the application review process. Prepare colocation applications and manage the process through Notice to Proceed. Ensure compliance of quality and safety goals. Oversee site acquisition projects through to completion. Responsibilities
- Serve as primary contact for particular site project, including leasing, permitting, and land use processing
- For new-build infrastructure projects, oversee site acquisition activities from colocation applications, leasing, and zoning audit through Notice to Proceed
- Provide candidate-specific recommendations for leasing and land use viability
- Identify and coordinate with property owners to gain authority to enter into legal agreements for the installation of a wireless communication facility
- Complete due diligence packages, including property research, title reports, vesting deeds, zoning maps, parcel maps, street maps, etc. for selected sites
- Negotiate lease, license and / or easement agreements with identified property owners
- Coordinate site visits with multi-disciplinary team, including RF Engineering, power utilities, Construction Management, Land Use and Engineering
- Attend field site visits for candidate and engineering viability
- Prepare executable leasing packages in accordance with internal quality assurance program and client specifications
- Prepare colocation applications per the established scope of work
- Interact with power utilities, RF Engineering and construction to ensure compliance with all client, landlord, jurisdictional, governmental, and industry requirements
- Produce accurate project forecasting and reporting to the Project Manager and client as required
- Attend status meetings and present site status reports
- Have knowledge of local Land Use and Building permitting process
