Job Title : Acquisitions and Asset Management Analyst

Key Responsibilities
- Lead underwriter for new investments, primarily focused on the acquisition of historic properties and redevelopment into multifamily operating assets.
- Owner of cash flow Excel models, primarily for multifamily investments.
- Maintain, track, and reconcile operating budgets, liaising with property management, accounting, and ownership.
- Conduct market analysis to evaluate comparable properties, rents, and underlying fundamental economic data.
- Owner of data management : Rent Comps, Apartments.com, market research, and relevant news updates.
- Perform GL reconciliations of fixed assets, accounts payable, accounts receivable, and prepaid expenses.
- Record monthly accruals and adjustments to intercompany loans.
- Build and maintain job cost ledger for ongoing construction projects.
- Reconcile budgets to ensure all costs are accounted for.
Qualifications
4-5 years of relevant real estate experience with a USA-based firm.Bachelor’s degree in accounting or finance preferred.Under Ownership’s supervision, the successful candidate will be able to financially asset manage dozens of projects at various stages in their investment life.Fluency in Microsoft Excel investment modeling.Superior understanding of financial concepts : Present Value, Real Estate Debt, Real Estate Equity, and understanding of US Tax considerations.Fluency in managing real estate tax projections by utilizing real estate tax assessor websites, navigating municipal websites, and processing relevant data.Capable of managing big data and research : Apartments.com, HUD websites, affordable housing, historic tax credits, and other niche sources of capital.Experience in QuickBooks Online.Join our team and help bring historic properties back to life as vibrant community assets.
