Job description

Project Manager – Residential Mid-Rise or High-Rise / ICI Construction

OTTAWA

Our client is in search of a Project Manager to lead multi-family residential or ICI construction projects from inception to completion, ensuring they meet scope, budget, and timeline objectives. This role is responsible for maintaining safety, quality, and regulatory compliance while managing risks and optimizing project execution.

Key Responsibilities Safety & Compliance

  • Develop and enforce project-specific safety plans.
  • Conduct regular safety inspections and implement improvements.
  • Ensure all site operations comply with safety regulations and industry standards.

Project Planning & Execution

  • Develop and execute detailed project plans for mid-rise and high-rise developments.
  • Oversee scheduling, ensuring alignment with project goals and timelines.
  • Coordinate with engineers, architects, and subcontractors to optimize construction methods.
  • Manage construction sequencing, logistics, and site coordination.
  • Risk & Contract Management

  • Identify and mitigate risks throughout the project lifecycle.
  • Enforce contractual responsibilities and resolve disputes.
  • Ensure project scopes are fully covered and risks are properly allocated.
  • Quality & Closeout

  • Ensure compliance with architectural, engineering, and regulatory requirements.
  • Oversee project completion, including occupancy, commissioning, and warranty management.
  • Address deficiencies promptly and implement quality control measures.
  • Financial Oversight & Cost Management

  • Maintain project profitability and control costs.
  • Manage budgets, change orders, and financial forecasting.
  • Approve procurement strategies and cost-effective material selections.
  • Subcontract & Documentation Management

  • Negotiate and manage subcontracts, ensuring performance, schedule, and cost alignment.
  • Maintain accurate project records, reports, and documentation.
  • Track and oversee all subcontractor agreements, revisions, and compliance.
  • Stakeholder Communication & Administration

  • Secure required permits, insurance, and bonds.
  • Establish and maintain strong relationships with clients, consultants, and authorities.
  • Provide regular project updates and risk reports to key stakeholders.
  • Team Leadership & Development

  • Supervise, mentor, and train project teams to enhance performance and growth.
  • Foster collaboration among site staff, engineers, and management teams.
  • Promote a culture of continuous improvement and innovation.
  • Qualifications

  • Degree or diploma in Engineering, Construction Management, or a related field.
  • 5+ years of experience managing mid-rise, high-rise, and ICI projects.
  • Strong understanding of building codes, construction methodologies, and financial management.
  • Proficiency in Microsoft Office and project management software (e.g., Procore).
  • Certifications such as P.Eng, Gold Seal, or PMP are an asset.
