Maintenance Manager

We are currently seeking a Maintenance Manager to live and work at one of our properties in Toronto, ON. The Maintenance Manager provides critical hands-on leadership in a residential rental building. This includes effective, expense control, ensuring the proper physical maintenance of the building and surrounding property and daily management and training of maintenance and cleaning staff. This position would require you to live on-site and work four weekdays each week, every second weekend and on-call some evenings.

Property Maintenance Responsibilities
- Thorough knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.)
- Coordination of month-end duties and responsibilities, including Pre-inspectionScheduling of contractors and staff for the turnover of vacant units
- Oversee contractors of fire and life safety systems to ensure required maintenance and repairs completed properly
- Assist district manager and construction manager with managing execution of the annual capital plan and identifying current or future physical issues for repair
- Supervise staff , service providers and contrators and oversee quality of work performed
- Review and approve invoices for payment to contractors for services appropriately completed
Customer Service Responsibilities
Ensure resident issues and service requests are addressed within 24 hoursPromote a neighbourly and community atmosphereMeet and interact with residents in a customer friendly and professional mannerSeek ways to exceed service expectations of residentsManagement & Training Responsibilities
Interview candidates and provide hiring recommendations to district managerComplete thorough orientation and training of new and existing staff (refer to schedule of training responsibilities)Foster an environment to encourage continuous staff development and a strong customer service attitudeEstablish and monitor work schedules of staff in accordance with corporate guidelines and to meet high turnover periodsManage staff including resolving conflicts and handling disciplinary actionThorough understanding of annual budgets and operating and capital plansFire Safety-Life Safety-Emergency Situation Responsibilities
Comply with regular fire safety and life safety standards including keeping fire, Riskcheck, maintenance and preventative maintenance logs up to date, as well as completing and holding fire drillsExtensive knowledge of emergency procedures including fire, flood, and mould and ensure staff has thorough understandingCleaning Responsibilities
The Maintenance Manager is required to manage, maintain and schedule staff to ensure the complex and grounds are kept clean daily in accordance with company standards. In addition, at certain times, they will be required to perform the following :
Exterior Duties
Snow and ice removal, salting of all entrances, walkways, and rooftop accesses, and maintenance of snow removal log booksHandling of garbage and recycling binsGeneral maintenance of underground garage and parking levels, service rooms, foyers, patios, and rooftops (where applicable)Watering of gardens and lawnsPick up loose garbage around exterior of property and detect any serious deficiencies about curb appeal or hazards to residentsInterior Duties
Vacuuming, sweeping, and mopping of carpeted or tiled common areasGeneral maintenance of common areas (lobbies, elevators, hallways, stairwells, windows) and amenity areas (laundry rooms, swimming pools, recreation rooms)Dusting and cleaning of fire hose cabinets and bells and elevator tracksMaintenance and cleaning of garbage chutes, garbage rooms (walls, floors), recycling roomsKnowledge and understanding of the safe handling of cleaning materials (WHMIS)Vacant Units
Thorough cleaning of all appliances, floors, walls, windows, kitchen, washrooms, and balconiesRepair of minor maintenance items (i.e. Light fixtures, vents, filters, plumbing fixtures)Removal of garbage items and old / broken appliancesSkills and Experience Required
Background in residential property management or related business experience (office administration, skilled-trade, handyperson)Strong customer service and selling skillsExcellent communication skills to deal with residents, prospects, colleagues and tradesManagement skills to coach, train, and motivate staff and develop a team environmentMaintain a professional and presentable appearance at all timesBasic computer and keyboarding skillsAbility to perform minor repairs and aptitude for mechanical systemsDemonstrated cleaning skillsOne individual must be able to lift and push heavy objects, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of timeWe thank all those who apply, but only those selected for an interview will be contacted.
