Job Summary : The High Rise Residential Estimator is responsible for accurately estimating the costs of construction projects within the high-rise residential sector.
This role involves analyzing project specifications, conducting material and labor take-offs, obtaining supplier and subcontractor quotes, and preparing comprehensive cost estimates to support bidding and project planning processes for residential high-rise developments.
Key Responsibilities :
Project Evaluation :
- Review architectural and engineering drawings, specifications, and contracts to understand project requirements.
- Assess project scope, timelines, and potential risks to develop accurate cost estimates for high-rise residential developments.
- Collaborate with project managers, architects, and engineers to clarify project details and resolve discrepancies.
Cost Estimation :
- Perform quantity take-offs for materials, labor, and equipment based on high-rise residential construction plans and specifications.
- Solicit quotes from suppliers, subcontractors, and vendors for materials, equipment, and services specific to residential high-rise projects.
- Analyze cost data, historical trends, and market conditions to determine accurate cost estimates for high-rise residential developments.
- Utilize specialized estimating software and tools tailored for high-rise residential construction to streamline the estimation process and improve accuracy.
Bid Preparation :
- Prepare detailed bid proposals and cost breakdowns for submission to clients, developers, and stakeholders for high-rise residential projects.
- Ensure that bids are competitive while maintaining profitability and meeting the requirements of residential high-rise construction projects.
- Review bid documents, contracts, and specifications to identify potential risks and liabilities associated with residential high-rise developments.
- Participate in bid meetings, negotiations, and presentations as required to support the bidding process for high-rise residential projects.
Supplier and Subcontractor Management :
- Establish and maintain relationships with suppliers, subcontractors, and vendors specializing in materials and services relevant to high-rise residential construction.
- Negotiate pricing, terms, and conditions to secure the best value for materials and services required for residential high-rise developments.
- Coordinate with subcontractors to obtain accurate quotes and subcontract agreements specific to high-rise residential projects.
Cost Control and Analysis :
- Monitor project costs throughout the construction phase of residential high-rise developments and identify variances from the estimated budget.
- Analyze cost breakdowns, change orders, and invoices to track project expenses and ensure adherence to budgetary constraints for high-rise residential projects.
- Identify cost-saving opportunities and value engineering alternatives to optimize project profitability while maintaining the quality standards required for residential high-rise developments.
Qualifications :
- Bachelor's degree in Civil Engineering, Construction Management, Quantity Surveying, or related field.
- Proven experience as an estimator in the residential construction sector, with a focus on high-rise residential developments.
- Strong understanding of construction methods, materials, and building codes relevant to high-rise residential projects.
- Proficiency in construction estimating software and tools specialized for high-rise residential construction.
- Excellent analytical, mathematical, and problem-solving skills.
- Effective communication and negotiation abilities.
- Detail-oriented with a high level of accuracy in estimating.
