This makes the construction phase much more efficient and increases the likelihood of project success.

Job Summary :

The role of the Project Manager is to create a comprehensive project plan and to execute construction projects per the agreed upon goals and deadlines.

To achieve these important goals, the Project Manager will define project requirements early, understand the full project scope, manage project resources efficiently, and supervise team members to execute the project plan successfully.

Efficient delivery of project deliverables, effective quality control, clear communication of expectations to stakeholders and upward reporting to senior management are critical tasks that must be performed throughout the project lifecycle.

Responsibilities :

  • Supervise and direct overall project activities to ensure the project is being executed per the agreed plan.
  • Creative and timely problem solving and corrective action to project plans as required.
  • Ensuring all company policies, procedures and standards are maintained.
  • Management of all change order, purchase order, RFI, submittal, and document control processes. Ensure that all required logs and other project documentation are up to date and ready for project meetings.
  • Create and proactively manage the submittal log to ensure we are aware of procurement lead times and submittals are approved in a timely manner to not delay work on site.
  • Review invoices, prepare monthly progress billings for ownership, and ensure timely payment of subcontractors.
  • Represent our company in a professional manner while meeting with owners, architects, trades, and any other project stakeholders.
  • Lead various project meetings and communicate effectively with various project team members.
  • Prepare detailed project reports to ownership and communicate project progress and areas of risk that need to be escalated.
  • Execute the full tendering phase : drawings coordination, tender schedule development, scope development, scope review meetings, preparation of full tender packages, comprehensive bid recaps, managing RFIs and addendums, recommending award, updating budgets, and ensuring contracts are executed in a timely manner.
  • Execute all site prep and pre-con activities including obtaining all required building permits and construction permits, utility disconnects, temp construction services, and site staging plans.
  • Execute the company change control processes to ensure all project changes are identified, logged, thoroughly analyzed, approved by ownership, change orders issued, budgets updated, and drawings and submittals impacted are updated.
  • Ensure detailed pre-start meetings are conducted for various work packages to collaborate with trade contractors, proactively flag potential issues on the drawings, review site conditions, and ensure all drawings and submittals are fully coordinated.
  • Manage the construction budget : development, control, updating, logging change events, and monthly reforecasting.
  • Manage the overall project schedules and detailed mini schedules. Ensure trade contractor schedules and contracts are in line with our agreed project schedule.

Qualifications :

  • Bachelor’s degree, preferably in construction science, engineering, or related field from an accredited institution.
  • Minimum 5+ years of construction related experience, including a minimum of 1 complete project cycle on a mid-rise or high-rise project.

Experience as lead project manager or an assistant project manager with expanded responsibilities.

  • Demonstrated experience building mixed-use high-rise / mid-rise buildings within the GTA is ideal.
  • Ability to read and interpret detailed construction drawings and specifications and communicate findings to the team.
  • Ability to create and manage construction schedules.
  • Ability to create and manage construction budgets.
  • Knowledge of building codes and site safety essentials is an asset.
  • Proficiency in Microsoft Office software including Microsoft Project and Excel.

Varies based on each candidate level of experience.
